A different way to build.
We start with thinking, because a space is only as good as the strategy behind it.
Nobody wants a project to spiral out of control, blowing up in cost or dragging on longer than expected. Our process is built around one core principle: the most expensive mistakes happen before the first drawings. By identifying these friction points early, we reduce risk at every phase.
Before a single line is drawn, we do the hard thinking. We investigate everything that could derail your project; council requirements, planning restrictions, budget reality, brand positioning, so we enter design with clarity, not assumptions.
Why this matters: A step that is typically skipped — and when it is, clients discover deal-breaking constraints mid-design, resulting in costly redesigns after time and money have already been spent. We look for these issues first, so redesign becomes a much smaller risk.
01
Project questionnaire
Designed to unearth every aspect of the project — the practical, the aspirational, and everything in between.
02
Project workshops
Structured discovery to understand your vision, operations, and non-negotiables before committing to any design direction.
03
Business & brand deep-dive
We study your company, marketing, and customer experience so the design works as hard for your business as it does aesthetically.
04
Competitor & market analysis
Understanding what others in your space are doing and where the gaps are, so your project positions you strategically.
05
Planning & council assessment
A deep-dive into council requirements and overlays to identify what could constrain your project — strategically planning for any surprises during the Town Planning phase to inform our design.
06
Buildability & budget reality check
The clearer you are on the budget from the start, the more accurately we can design to it. This doesn't inhibit creativity — it ensures our design will work for your capacity and helps us avoid redesign fees down the track.
07
Finalised brief & project plan
A validated brief and roadmap for a project where we are clearer on the fixed constraints and what will make this project successful — before design begins.
With a solid brief in place, we bring your project to life. Floor layouts, spatial planning, look and feel — we shape the vision and get you to full alignment before moving forward. We also undertake hands-on workshops with your operations team to ensure the project works the way your business actually works — not just how it looks on paper.
This is the phase where we need you the most. Your feedback at this stage is what shapes everything that follows — the more engaged you are here, the better the outcome at every phase after it.
01
Floor planning & spatial layout
Finalised floorplans that reflect how your space will be used — operationally, commercially, and experientially.
02
Look, feel & material palette
Aesthetic direction, materiality, and atmosphere — developed from your brand and brief, not generic trends.
03
Operations team workshops
Sessions with the people who'll use the space daily — reviewing layouts, workflows, and operational logic before anything is locked in.
04
The experience
How does your space meet the street? We design the full guest journey — from first impression through to comfort and inclusivity — ensuring the interior contributes to the neighbourhood as much as it serves the business.
With the concept confirmed, we develop the design to a standard ready for authority submission. Depending on your project this may include planning permits, development applications, or other relevant approvals. We coordinate with any consultants required for the planning process, managing the information flow so nothing is missed and the submission is as strong as it can be.
This phase is a big part of realising the design. Taking the confirmed layout and mood board from Concept Design, we resolve every detail of what your space will look and feel like — joinery, lighting, materials, finishes, fixtures, and brand integration. Every decision made here directly informs the construction documentation that follows, so the quality of this phase determines the accuracy of everything after it.
01
Joinery & fixture design
Every joinery element — counters, cabinetry, shelving, built-ins — is designed in detail. This is where the space stops being a floor plan and starts becoming a place.
02
Lighting design
A layered lighting scheme developed for the mood, function, and experience of your space — fixture selection, positioning, and coordination with a lighting designer where relevant.
03
Material & finish schedule
Every surface, finish, and texture confirmed and documented. From floor to ceiling, nothing is left to interpretation — the builder knows exactly what goes where.
04
Signage & brand integration
How your brand lives in the space — wayfinding, graphic elements, signage design, and the details that make a space feel like it belongs to your business and no one else's.
05
Render & visualisation
We communicate a further realised design to provide more clarity — this could be in the form of detailed rendered elevations, material boards, or 3D views — so you can understand what you're getting before it's built and sign off with confidence.
A space that looks considered doesn't happen by accident. This phase is where the decisions that guests will notice — and the ones they won't — are made.
The most complex phase clients rarely see. We coordinate every consultant, every material, every piece of equipment — bringing it all together into one coherent set of drawings. Getting this right is what prevents costly surprises during construction.
The invisible value: On a typical project we're managing 6–10 specialist consultants simultaneously. Every coordination call, every clash resolved at drawing stage is time and money saved on site. This is where architects earn their fee — and where clients who skip it pay for it later.
Consultant coordination
We act as the central hub for all specialist consultants — managing information flow, resolving conflicts between disciplines, and ensuring every input lands in one resolved set of drawings. Nothing falls through the cracks.
01
Multi-consultant management
We brief, chase, and coordinate up to 10 specialists so you don't have to. One point of contact. One resolved set of drawings.
02
Information synthesis
All consultant input reviewed, reconciled, and integrated — catching conflicts early, before they become on-site problems.
03
Design resolution
Technical clashes resolved at drawing stage — where fixes are cheap — rather than on site, where they're not.
Client workshops & final usability review
A space that functions from day one will stand the test of time. This is our final check before documentation is locked — making sure everything still works as your business needs it to.
01
Usability sign-off
Every spatial decision tested against real use — not just aesthetics. If it doesn't work operationally, we fix it now.
02
Materials & equipment confirmation
Every specified material and piece of equipment reviewed, tested where possible, and formally confirmed by you before tender.
A project that works from the outset will stand the test of time. This phase is where that promise is made real.
With all consultant information resolved and client sign-offs in place, this is our heads-down phase. We execute everything into a complete, concise documentation package — the foundation for an accurate price from your chosen builder.
01
Full drawing set production
All design and consultant information drawn into a complete, coordinated package — every detail resolved, every dimension confirmed.
02
Material & equipment schedules
Every material, product, and finish selected — so builders price exactly what was designed.
03
Tender-ready package
Documentation structured so builders can price accurately and completely — reducing the risk of variations before the build begins. Engaging us for tender procurement will reduce this risk further, as we help you compare quotes.
We ask very little of you in this phase. This is where we bring together everything gathered from you and your consultant team and execute it into a package your builder can price with confidence.
“The overall process with Air Design was excellent from concept through to completion. The team communicated clearly, stayed closely engaged throughout the project, and ensured I was part of every step of the journey. The process was well structured, flexible, and ran smoothly while remaining on budget, which was particularly impressive given the complexity of the project.”
— Anthony Simoni, Group General Manage, DOXA Community Club
Getting quotes is one thing. Being able to compare them is another. We run the tender through our trusted builder network and apply a fair, structured system to ensure every quote covers the same scope — and help you compare them so you receive genuine market price with nothing left out.
01
Curated builder selection
Builders from our trusted network selected for your specific project type and scale — not just whoever's available.
02
Apples-for-apples comparison
Our structured tender review system ensures every quote covers the same scope — no hidden omissions, no misleading figures.
03
Variation risk reduction
The more thorough the tender, the fewer variations during construction. Nothing missed — protecting your budget and time before the build begins.
The more complex the project, the harder quotes are to compare. Our system gives you confidence that the price you accept is the price you should be paying.
We stay with you from the start of construction to final handover. Weekly or fortnightly site meetings, builder coordination, and on-the-spot problem solving — we make sure what was drawn is what gets built, with as little impact on your timeline as possible.
01
Regular site meetings
Weekly or fortnightly visits to review progress, answer builder questions, and ensure the design intent is delivered on the ground.
02
On-site problem solving
No project is without surprises. We work alongside the builder to resolve issues quickly — keeping your timeline intact.
03
Single point of contact
You never hear "that's not our domain." If something comes up, we take responsibility — regardless of where the issue sits.
You're a business. Time is money. We treat your timeline with that understanding — and we don't leave until the project is done.
